Changing Strategies on a Dime 🏡🔑

Sometimes our best-laid plans need to be changed. In the real estate business, we always need to be on our toes, assessing and reassessing as we go to ensure we are representing our clients to their greatest advantage.

Recently, one of our agents, Jenn Scaife, had a house that was listed close to value. It was a terrific family home with some upgrades and some room to build equity. In addition, it is situated in a high demand neighbourhood with many key amenities within easy walking distance. The total package made it an ideal home in an ideal neighbourhood for a first-time buyer or young family. Our marketing strategy included a weekend open house and holding back on offers until the following Tuesday evening to allow for a fair exposure on the market. 

After four days on the market, a disappointing four showings, no feedback from agents who had shown it, and a poorly attended open house, an agent called with a pre-emptive offer (also known as a bully offer). Jenn spoke with her clients to strategize. Should they stick to the plan and wait for offer night? Or should they go ahead and take this opportunity now? With far less interest than anticipated, it was a quick conversation and the sellers accepted the firm offer (no conditions) for well over asking price and settled back into their home with their 18-month-old son without having to worry about leaving their home perfectly staged each morning for potential showings. In this business, we have to be able to change strategies on a dime.

In the end, Jenn's clients are over-the-moon happy with their sale and looking forward to moving forward to their new home and new adventures!
